FMBN Mortgage Loans Open Path to Home Ownership for Nigerian Workers

Nigerian workers contributing to the National Housing Fund can access government-backed mortgage financing of up to N50 million to buy, build, improve or renovate residential properties as the Federal Mortgage Bank of Nigeria expands access to affordable housing finance.

Under the FMBN’s current NHF Mortgage Loan framework, eligible contributors can obtain financing through accredited Primary Mortgage Banks at an interest rate of 6% per annum with repayment periods extending for as long as 30 years.

The programme provides an alternative source of long-term housing finance for workers who may struggle to purchase homes through conventional commercial lending, where borrowing costs and shorter repayment periods can make mortgages difficult to afford.

To qualify, an applicant must be a Nigerian aged 18 or above and must have contributed to the National Housing Fund for at least six consecutive months.

Applicants are also required to demonstrate a regular flow of income sufficient to meet their repayment obligations.

The mortgage can be used for three broad purposes, purchasing, constructing or renovating residential accommodation, giving contributors flexibility depending on whether they intend to acquire an existing property or develop their own homes.

FMBN’s current product information expands this to include improving an existing home.

The property financed through the facility serves as security for the mortgage and must satisfy applicable planning and regulatory requirements.

It must also have sufficient value to support the financing, while the mortgaged property is required to carry insurance against relevant risks.

The financing structure is designed around the National Housing Fund, which pools contributions to provide longer-term and relatively affordable housing credit.

FMBN provides the NHF mortgage facility to accredited Primary Mortgage Banks at 4%, allowing the institutions to lend to qualified contributors at 6%.

The maximum 30-year repayment period can also reduce the monthly burden on borrowers by spreading repayments over a considerably longer period.

The programme forms part of broader efforts to address one of the major barriers to home ownership in Nigeria — access to affordable long-term finance.

FMBN has continued to expand its housing interventions for workers.

In April, the mortgage bank signed an agreement with the Federal Government Staff Housing Loans Board to facilitate N10 billion in housing finance for federal civil servants.

The arrangement covers housing solutions including home ownership, renovation and incremental housing development.

FMBN separately disclosed that 3,051 federal civil servants had received N2.6 billion in Home Renovation Loans through its partnership with the staff housing board.

The mortgage bank has also been working on reforms intended to improve Nigeria’s broader housing-finance infrastructure.

Its National Mortgage Registry is ready for deployment, a development FMBN expects to improve transparency and strengthen the country’s mortgage ecosystem.

For Nigerian workers, however, the attraction of the NHF mortgage programme remains its combination of relatively low interest rates, long repayment periods and the ability to finance different routes to home ownership.

A worker who has maintained the required NHF contributions and satisfies income and property requirements can potentially access up to N50 million rather than having to finance the entire cost of acquiring or constructing a home from personal savings.

Applications for the standard NHF Mortgage Loan are processed through licensed mortgage loan originators accredited by FMBN rather than being submitted directly to the mortgage bank.
